Seller financing,
made clear.

See the cash at closing, the monthly proceeds, and the final payoff.

One way to sell, compared with the others.

Seller financing changes when a seller receives money and which risks remain after closing. I'm Taylor Frampton, and I help Southern Utah owners compare seller financing with listing or a possible cash purchase. This calculator lets you explore a possible structure by changing the price, down payment, interest rate, amortization, and balloon timing. Compare cash at closing, payments over time, and the remaining balance. The numbers depend on your assumptions and do not establish that a structure is available or suitable.

How to read this estimate

Fixed rates and regular monthly payments are assumed. Balances use full precision and are rounded only for display; actual servicing may round each payment to cents. The balloon falls immediately after the selected payment. A month-end payment day is preserved and shortened only when a month has fewer days.

Tax and insurance estimates, HOA, and servicing fees stay constant. Retained mortgage insurance ends when its balance is paid off. Mortgage payoff amounts exclude any daily interest, penalties, or lender fees. Commission percentages are editable negotiated assumptions.

This planning illustration is not a loan quote, payoff statement, or contract. Confirm property-specific financing, lender approval, costs, and tax or legal treatment with the appropriate professionals.
