Deal inputs

Blank fields are unknown, not zero. Enter 0 when a value really is zero. Amounts are dollars; rates are entered as percents.

Property details for the report optional · 0 of 5 filled
Property context optional

Text only. It is not looked up, mapped, or used in any calculation.

Typed by you; no date is filled in automatically.
Report context only; it does not change calculations.
Project
ARV (after-repair value) is your predicted value after renovation.
Include your contingency or cushion in this total. Downside repair increases are above this amount.
Purchase to sale. Decimals are allowed, such as 6.5.

Costs: itemize or enter one estimated total. For each group, choose named categories or one estimated total; never both. A blank is unknown, not zero: enter an amount, or mark it no cost.

Acquisition / Buying Costs 4 categories · 0 entered · 0 no cost · 4 blank · 4 entries need attention
Acquisition / Buying Costs

Costs to buy and close on the property. Use your estimate or quote; no rate is assumed.

How do you want to enter acquisition / buying costs?

Counted: named categories. The one estimated total is kept, not counted.

Rename, add, or remove rows to match your deal. Enter 0 or check “No cost” for anything that does not apply. The additional allowance row is only for costs not already entered in a named row, so nothing is counted twice.

Holding costs 5 categories · 0 entered · 0 no cost · 5 blank · 5 entries need attention
Holding costs

Costs of owning the property while you work on it and sell it, not counting loan interest (that goes on the loan cards). Choose per month or per year for each row; yearly amounts are divided by 12.

Financing

Loans

Set each loan one of three ways: enter the loan amount directly, as a percentage of purchase price and repairs, or let one loan cover the remaining funding. Whatever costs before sale your loans don’t cover is paid with your own cash — that is your money in the deal, not another loan. Card order is not lien priority, and modeled amounts are not lender approvals or commitments.

Loan 1

For example private or hard money. Descriptive only; it never changes the math.
How is this loan amount set?
The full amount owed, including any points the lender withholds.
One-time, on the gross amount, paid before sale. Enter a percent: 12 means 12%.
Simple interest on the full amount for the full hold. Enter a percent: 12 means 12%.
Interest paid
Leave out of the cover-remaining loan

Unchecked: Loan 2 (covers remaining funding) is sized to borrow for this cost. Checked: it is left out of Loan 2’s amount. Your cash covers only what all loans together still leave unpaid, so other loan money may still pay this cost. Either way, points and interest are still project costs.

Loan 2

Covers remaining funding
For example private or hard money. Descriptive only; it never changes the math.
How is this loan amount set?
Sized by the model to cover the remaining base costs before sale, including its own points and any monthly interest. Shown once all required inputs are valid. Typing an amount switches this loan to manual.
One-time, on the gross amount, paid before sale. Enter a percent: 12 means 12%.
Simple interest on the full amount for the full hold. Enter a percent: 12 means 12%.
Interest paid

The cover-remaining loan borrows for its own points and monthly interest, so the pay-from-your-cash options are not available on it.

Named financing fees

Fixed-dollar loan fees you know about (admin, loan-specific appraisal, draw, extension). Each is charged once and only when a loan amount is positive. Nothing is added automatically.
